This is information for you to decide what to do with. Through Michael Sloan at The Successful Investor, we purchased a property in 2015 for $434,900. With stamp duty, etc. total purchase cost was $450,000. In 2020 we sold the property for $430,000. After selling costs we ended up with $413,470 in our pocket. Rent less interest, maintenance, rates etc., plus tax depreciation resulted in an annual running surplus of $1900. Total loss over the period was $28,930. Rental growth over the 4 years was 0%. A very poor asset. Before engaging them, questions to ask TSI: Who pays TSI. Tip: whoever is paying them is whose interests they are acting for (the developer). Pay someone to act on your behalf if you don’t have the knowledge yourself - they will then look after your interests. How much will a brand new property reduce in value in the short term – you are paying for the developers and TSI profit margins How will the other land released for subdivision in the area impact my property price? Tip: it will increase supply in the area, therefore reduce demand for your property resulting in price stagnation. Just because it is a growth corridor, does this mean that prices will increase? Tip: no, it won’t. If there is continued release of land then supply will exceed demand, and prices will stagnate. Why is a Rental guarantee needed? Someone pays for this (you). If the property was good it wouldn’t be needed as there would always be strong demand from tenants. TSI will spruik plans for railway stations, etc. in the area. Don’t buy in to this unless the assets are physically being built, as chance are they won’t go ahead or be significantly delayes. How will this asset standout from others in the area so that it encourages competition from potential buyers? Areas to research: Research the suburbs Demand Supply Ratio - if it’s below average don’t touch it What attributes make up a buyers advocate? Do TSI qualify, or are they property spruikers? Research what types of properties are attractive to both investors and owner occupiers. This is what creates an investment grade asset. Research what factors drive property prices up (income growth, scarcity), and will those factors happen in the area you are purchasing? If you don’t have the knowledge yourself, look for industry recommended buyers agents – The Property Investors Council of Australia (PICA) is a good place to start. Google property investment advice, and research independent property investment advice. There are plenty of podcasts which do not try and sell anything, but offer a good education of the property investment process. Not only did my mistaken investment cost me $28,930 in losses, the opportunity cost I’ve lost if I had invested in an asset over this period that was truly investment grade well exceeds $100,000. This is my first investment mistake in over 23 years of property investing, I will stick to buying quality properties, in areas with high demand, and close to major cities with high owner occupier appeal. Comparing it to TSIs sales brochure which they forecast 6% annual price growth, and above inflation rental growth, the asset underperformed by well over $100,000 in the time which I owned. Also, the data which I am now able to access shows the area will continually underperform the market for many many years. Be careful, and do your research. TSI have a slick sales operation, look for reviews after they’ve held an asset for a long time before deciding to invest with TSI. This will give you a getter indication of success. I am posting this so other investors make informed decisions, and don't go in blind. Do your homework, get educated before engaging anyone. As a novice into the Investment market, the information and guidance from Karen and Michael made us understand how easy it could be to obtain a property portfolio. Their attention to detail with the sites was proven in the quality of each unit and attractiveness for potential tenants. They also helped find allied groups and experts to assist us with the management of our properties - which minimised time from acquiring the properties to getting tenants. We have just successfully leased our first investment property and we are so excited about that. The capital growth has been amazing. Karen expertly guided us to a property that was financially right for us, walking us through the process and always making herself available to answer our queries. Daniella was great at handling the building process for us and always ready to assist. we really felt supported by the TSI team and feel that the whole process was made so easy and comfortable knowing that we were being guided by experts in this field.

I went to a forum in Melbourne, it was not pushy and no big sales pitch which was a big suprise for me, i have been to others recently and they all wanted me to sign up on the night. The information was very good although there were a lot of topics discussed, many too many. Question time would be good as well. I met with one of their agents about the loan they discussed at the forum about helping a relative buy their first home with no deposit, i had never heard of that but now we are looking into it.

My wife and I purchased an off the plan apartment through TSI 6 years ago, after being told that TSI only use reputable and long standing builders and businesses, that they have had success with in the past. (low risk) Six years later, the complex remains unfinished with the builder having taken off. Our particular apartment has more than $200,000 of defects to rectify. It is unable to be sold and is not up to code. We have had nothing but heartache and stress from this [redacted inflammatory comment] "investment" recommended by TSI. And when we approached them, they washed their hands of any responsibility. Worst of all, they actually called us to invest with them again, without even researching the outcome of our last investment. This company is a joke and anyone wanting to better the future of their family through investment property should steer clear of TSI.

I first met Karen over three years ago and she encouraged me to get going and use the equity we had our in our home to buy an investment property. I now have three properties and the advice, support and patience I have received from Karen and Daniella has been sensational. I love the continued support I get along the way and I would certainly recommend the SI to people who are willing to improve their financial situation.

Unfortunately my experience with TSI has been a very poor one. My property settled $20k under purchase price, others were $60k. After two years I found out there were significant defects. Luckily other owners were qualified builders and identified the issues for the other owners. My apartment has no insulation in the walls, on top of other issues, meaning it would cost over $200k to fix everything! The developer went broke and didn't finish the complex and the builder went bankrupt after an insurance claim was put in. It has been a nightmare! I strongly advise against working with TSI as their checking of developers and builders is appalling. I know they will say this was a one off [redacted unverified claim] Please get your properties thoroughly checked by professionals as I had no idea there were any issues, now I have an apartment that is almost worthless! Financially my future has been significantly compromised because of TSI and their lack of due diligence. The stress and toll it has taken on my wife and I has been enormous.

I highly recommend The Successful Investor! I was a bit skeptical at first as I had almost been burned badly before with a similar company. However, I did not pay anything to engage them and the process from meeting with Karen the very first time to handover last week has been so easy. Karen helped me select, inspect and build my investment property and kept me up to date with the financial gain whilst I was waiting to build. Daniella in the office is so helpful, she followed up with questions I had, she liaised with the builder for me where needed, she updated me on progress every week once the build started and she guided me through the whole process. The fact that she is so lovely, was a bonus :) My partner and I are planning to use the Successful Investor again in the future. I was very skeptical at first as I found them through Facebook which worried me. But they were very good at walking through the process and our first investment property is now completed. The proof will be long term if the property continues to go up in value so only time will tell. But the service I had from Michael P, Karen & Daniella was great. The builder did a great job and were great at fixing up any small imperfections at the end. I would recommend them to anyone thinking of investing but as always, do your own research and make sure you are comfortable.

A colleague recommended Karen at The Successful Investor to me 18 months ago. I took the plunge and had my 1st investment house built. The whole experience was so easy, I've just purchased my 2nd property through them. Karen came to me, explained what they do, listened to my needs and concerns, and held my hand through the process. I didn't feel there was any pressure selling. It felt like they didn't need to, they know the value of their service. Their systems are created that you don't need to devote a lot of time and energy into setting up a property portfolio. They do their part, and can refer you on to other trusted businesses that can support you through the next steps. I recommend Karen at The Successful Investor without hesitation. I will be contacting her again when my 2nd property is finished and has tenants.

I haven't bought a property from them yet but their service has been great, I went to a property forum where i learnt a lot from the guest speaker and I am on track to buy my first property. I met with 2 other companies and they both wanted money up front but i didn't pay anything here and they came to see me which was great. So far so good.

The Property Investment Forum I attended was packed full of valuable information, some of which was a good reminder but most being new and fresh information. We had a lot of positive feedback from clients but a large number of comments were in reference to cash flow and the importance of understanding your cash flow position. I think the number one take away point for me personally was the "low risk" message specifically about making sure you purchase a resalable home not just a “rental property”. I’m a very cautious person when it comes to financials and this made real sense to me. I'd definitely recommend taking the time to listen to Michael's formula, it's an hour of your time and Michael and the team are extremely approachable and eager to assist and answer any questions. I'm always been in support of investing in property, but I believe Michael's formula can show you how to do this with less risk.
