An independent property valuation is a certified, legal document that displays the accurate, fair market value of any subject property. A property valuation can be completed at its current market value or a chosen retrospective date and can be used for all residential, commercial, and industrial property types.

An independent property valuation can be used for a variety of purposes and is required for matters of tax compliance and financial reporting, government applications and any kind of legal procedure. As such, an independent property valuation can only be conducted by a certified valuer.

What is the role of a property valuer?

The role of any certified property valuer is to perform independent valuation services across residential, commercial, and industrial property types. As such, a property valuer is duty bound to undergo extensive research using property databases and industry knowledge to provide a fair market value of any subject property.

A property valuer is therefore qualified to complete professionally detailed valuation reports that are eligible for submission for any kind of legislative and legal procedure. As such, property valuers can complete valuations services for a variety of purposes with an astute insight into their local property market.

How does a certified property valuer determine value?

When determining value, a certified property valuer will use three main methodologies to guarantee a fair, accurate outcome:

  • The Direct Comparison Approach: the property valuer will investigate over 200 variables of the subject property and perform a comparison with other similar properties in the local area.
  • The Summation Approach: This is an additional check performed only by API certified property valuers. It will calculate the replacement cost value of improvements made to the property and depreciate this by age. It will then apply this depreciation value to the land value of the property.
  • The Capitalisation of Net Income Approach: This approach will take the net rental income of the property and capitalise this at a rate sourced by local comparable sales. This approach is reserved for valuing commercial properties.

What is the difference between a real estate appraisal and a property valuation?

While a real estate appraisal and a property valuation both provide property value, a real estate appraisal is an estimation of value based on what the property is believed can be sold for.

Real estate appraisals often hold a conflict of interest towards wanting to sell the property and is not eligible for any kind of legislative use. A property valuation, however, can be used for a variety of purpose for private and legal uses and is highly recommended when seeking reliable pre-purchase/pre-sale advice.

What is the difference between current market and a retrospective property valuation?

While both a current market and a retrospective property valuation will determine the fair market value of the subject property, a retrospective valuation is based on a chosen historical date. As such, the valuer will provide an independent property valuation based on a comprehensive research and data from the time of the chosen retrospective date.

A current market property valuation, however, will include the same details and utilise the same methodologies to determine value, however, will use present findings and property data. As such, a current market property valuation is only valid for 90 days from the date of the inspection.

What is the process of becoming an API certified property valuer?

To be registered with the Australian Property Institute (API), a property valuer must go through rigorous training to be qualified to perform independent valuation services. This includes completing tertiary education, a two-year traineeship of professional industry practice and a final interview.

As such, it can take approximately six years of training to become a Certified Practising Valuer (CPV) and registered with the API. What is the difference between a bank valuer and a property valuer?

A bank valuer is contracted by the lender to value a property in order to ascertain loan security. As such, a bank valuer has an existing agenda to push towards a more conservative value to minimise the lenders risk should the loan be defaulted.

A property valuer, however, is an industry expert in valuing real property with a fair and unbiased approach. As such, an independent property valuer does not hold any kind of bias and works with the sole purpose of determining the fair market value of the property based on research and evidence.

What does a property valuation report include?

When completing a property valuation, the certified valuer will include a comprehensive, objective analysis of any kind of internal and external factors that will influence the fair market value. As such, the outcome of a property valuation is the result of investigating over 200 variables to determine an accurate determination of value.

A property valuation will include details of the property’s condition, including any ancillary improvements, fixtures and features, and underlying land value. It will also include external factors such as environmental risks, council zoning restrictions, location, and proximity to local recreational amenities.
