I decided week before auction to get property inspected. Hamley were so efficient I had the report and peace of mind to proceed to auction within 2 days.
Why would you pay mega bucks for a house without getting it inspected first? I did and I am so happy that I did. I know the minor things that need fixing if I am successful at auction.

Colin was very thorough with the property inspection for a 2bd townhouse I was buying. For context, I had a previous inspector for a different unit in the same townhouse block, and is in a block I’ve lived in for a while and so I knew a lot of issues and what my neighbours have been fixing and could compare what one inspector wrote vs the other for a property with the exact same layout.

Colin’s report picked up everything I knew of, plus more, and was much more thorough than the other inspector. There were photos of the roof void even though there’s no way to go through, and other inspectors either wouldn’t have the equipment or wouldn’t have bothered. There were a lot of photos, and even things like checking all the doors, which was
just so helpful, as the property was tenanted and I felt bad trying to check for minor issues myself. Colin spent 20min on a call after explaining the significance of the issues to me. Could not be more pleased.

We had Colin review a property for us. He was very prompt in organising the inspection with the agent, and quickly sent the report the same day later in the evening.

The report was extensive, with the real estate agent even saying that she was surprised at how thorough Colin was. He spent approximately 2.5 hours at the property, whereas most inspectors apparently spend about 45 minutes to an hour.

After the inspection, I was able to get in touch with Colin via a phone call and he gave such useful and practical advice. I’m a complete novice when it comes to buildings and house maintenance, but Colin was incredibly easy to talk to and answered all my concerns. I felt that he genuinely wanted to help me rather than just limiting his advice around the findings of his report without thinking practically of what it would mean for me if I were to purchase the property.

We didn’t end up getting the property, but I would use Hamley Home Inspections again in the future and would highly recommend their service.
