The purpose of this review is to give a truthful and honest reference to someone who save up to build homes for their families.
We signed up with Henley Homes around March 2021 and construction commenced in March 2022. We had the settlement in Nov 2022 and it was the time when serious problems started to pop up.
One of the issues was heating and cooling. The Brivis system was installed by "All Air and Gas Pty Ltd" - a company which has 9 one- star reviews in Google reviews and is a contractor of Henley Homes. Workmanship was extremely poor. Water started to flood from the condenser in the ceiling to the floorboard after we turned on the air conditioning for a while. This is shown in the attached video footage. Besides this, the whole ceiling was basically destroyed with stain and dirty marking. The nearby timber floorboard started to pop up.
We called up Henley Home Assistance for help as this new home was still under maintenance contract with the Builder. This was the time when nightmare begun. The Assistance Team is really good at passing the bugs by making couple of phone calls and got "All Air and Gas Pty Ltd" to call us. Work was never completed. We were intimated and yelled at as we called them to follow up on the fixing.
BTW, I'm very sure after this review is posted, Henley Homes will certainly response with some positive sayings. However, lip service or flattery talk are cheap but poor workmanship as shown in the video is real. It is up to every individual's decision.

Cancel your contract if you can and find a half decent builder.
Henley are completely useless in every aspect of building all the way from sales through to the end product they are rotten to the core.

Signed up to build double Storey house with Henley(Electra 35). The overall project was delayed due to COVID however majority of it was due to total mismanagement by the site supervisor and the administrator. Have been chasing them through email/telephones for updates and next steps, however never got any satisfied reply. The standard and quality of the work was not up to the mark and had to engage private inspector and multiple reminders to get those fixed. Being first homeowner, we chose Henley because of the brand and its reputation, but we would never go with Henley again or recommend any one to build with Henley. Total unprofessionalism, lack of empathy, zero customer satisfaction, low quality of workmanship, mismanagement of sub-contractors etc etc, we have faced everything during our association with Henley.

They advertise the wrong amount just to get you in. They fooled us by adverting $7k less on realestate.com and when we went in and asked them about it, the only answer they had is we are not sure how this is happened and these are our new prices! Don't get fooled by them.

The worst experience I have ever had. Higher promise under deliver. They rescheduled final walkthrough couple of times leading us to reschedule our tenancy agreement and furniture orders. There was a water leaking from the roof due to cladding issues. And the cupboards in the kitchen are wrong ones but the hide all things from us and billed us. We have already paid them without realising those. They haven’t fixed those yet. Really bad. I will never recommend this to anyone.

No customer service at all for 1 year warranty repair. Called and emailed more than 30 times in last two months and can't get someone to call me back to repair damage they have done during repair.
Ignoring people is what they do best.
Shocking customer service.
I will have to proceed with consumer affairs and VCAT.

How disappointing our experience has turned out to deal with after sale/insured department of Henley. We moved into our beautiful home around first lockdown and were totally unaware of transitioning period for repairs. When we did have something, then were told to contact another department who stuffed around playing phone tag! We attempted a few times to communicate via email and to get to the bottom of it. Then second lockdown happened so they used that as an excuse. We have five Henley homes being built across the road and no one can come over to check... There has been no follow up contact since which I found quite unprofessional. Should I now pushing this matter a little higher to get my result, I couldn’t help wonder!

Absolute worst company to ever ever deal with! Biggest mistake of our lives. Every single thing was a major disappointment and was tested by independent companies to be BELOW Australian Standards. Henley tried to pass subpar work onto us on 3 occasions and tried to pressure us into signing for it! Then we were given ‘hush’ money because of the severity of the defects. Basically had to rip the entire house down to a shell and start again.. not once but twice!!! We’re currently on the third go at redoing the house and henley still can’t work out how to provide a simple single story house to customers!
Unbelievable joke!
We’ve had Metricon, boutique and Simonds homes site supervisors come to speak to us ‘off the record’ to offer us advice and explain to us the future impacts of the major defects henley are trying to force us to accept!
Do not ever build with this company if you expect a well built home and communication throughout the build!
It’s a miracle I live around the corner and can watch every single stage of the build.
Constantly being lied to by supervisors and admin staff and treated like dirt. Customer service??? What a joke!

Have been in our Henley home now over a year. Originally signed with another builder that stuffed us around so we cancelled and couldn't have been happier. The whole experience was great from start to finish. So helpful with great communication and a great site supervisor. The upgrades we found to be very reasonable and they accommodated some structural changes for us as well. Any issues post handover have been addressed in a timely manner and were only small defects I'd build with them again
