Complete scam!

Signed in November 2020 - only to be half way through in December 2023. Company is a complete fraud and scam. Set up as a holding company that opens and closes their own companies that don’t complete works, leave unpaid bills and employees and then simply wipes its hands of the issue. The founder and his merry band of cronies are a disgrace.

Should be shut down. Do NOT go near them.

I contracted with Nicheliving to build a new property in their Ferndale development in time to access the Federal and State government grants for building a new property of $45,000 As a pensioner that was a great bonus to get me into a brand new property that was more manageable in size and that wouldn't require the ongoing maintenance I was facing with my previous 40 year old home. Despite Covid delays in getting building supplies and trades availability, Nicheliving always kept me informed of delays and tried their best to meet their revised building schedule. The site supervisor was particularly helpful at handover when there were a few minor issues needing fixed. I'm in the house now and very happy with it. The build quality and standard of fittings are excellent and I feel very comfortable in my new home. Thanks Nicheliving. Mary

I have had a 12 year investing and building relationship with Nicheliving. I built 2 investment properties with them in Langford, accessing the NRAS scheme to provide affordable housing. Nicheliving property management have managed the properties for 12 years and finally, Nicheliving sales sold both properties.

In every dealing I have had with Nicheliving I have found them to be very professional and focused in delivering a great service. The design and build quality on the investment properties was excellent for the price. While there are always some annoyances in the delivery of a new build or a property management service, in every instance where I have raised an issue Nicheliving applied themselves diligently to resolve them. When it came to sell the two investment properties, the Nicheliving sales rep was brilliant, providing great advice on required renovations, recommendations for contractors and for staging.

For both properties the rep saved me over $10,000 in renovation and staging costs and for one obtained a sale price $20,000 over the advertised price and $10,000 more for the other. I am very happy to recommend Nicheliving as an excellent builder, I'd build with them again and use their property management services and selling agents again without reservation.

Niche Living are definitely without a doubt a company to avoid dealing with and NO this BAD review is not about us being disgruntled customers. It is merely warning potential buyers to be aware of being victims and having your dream stolen.

We did not even get to the build stage! We had our contract cancelled before finance was approved and therefore (lost our block of land that we hoped to build on. Lost our $45000 Grants (Lost Our Dream! )

They used a loophole in our contract to say that we were in breach because we did not have our finance approved on time so therefore without any warning some other person within their company had been offered more for our block of land so they cancelled our contract and went and sold it to another buyer FIRST and then told us after the fact in an email.
Not even the courtesy of a phone call!!

When we decided to gain finance through our own lender we discovered that the contract to purchase had just expired so we immediately called them and was told ( Don’t Worry we have applied an extension amendment on your contract) so with that we requested a copy of the contract (In Writing) that states that amendment and extension. Again we were told (Don’t Worry, you have an ongoing extension so don’t be worried and a new written contract was not necessary.

So following that. Their broker Who had his nose out of joint because we approached our own lender for finance which we had every right to do so.

Their Broker advised us that whatever deal that we could come up with, he could Beat IT so he then coerced us to use him to gain us finance.

By doing this caused a further delay for us having to jump through more hoops, provide fresh documents one after the other while all along they kept moving the goal posts. Thus creating more confusion and more and more delays;

When all of a sudden we were advised that their property prices had gone up so therefore we needed to increase our deposit significantly and also we will have to accept a higher interest rate on our loan repayments overall

Because we were thinking about where and how we could magic up more money this created a further delay. The bottom line was because they were impatient they decided to give us the flick by using a clause in their contract that said we have breached it by not coming up with approved finance on time!!! .which we were told repeatedly that the contract had an indefinite amended expiry time???
And Then! We had to Fight to get our deposit back!!

SO! Potential Buyers Please Do not deal with this company, their Sales and Finance people are without a doubt Deceitful, Dishonest Liars who do not care about their customers, Only how much money they can rip out of your hard earned savings

Two of their sales tactics are;
1. They will try to take your deposit quickly by telling you that unless you sign now you could miss out on your block

2. They will try to get you to sign your contract without giving you a chance to read it and understand it

Another point is their bad habit of poor communication and continually giving out misinformation
Please read the (FINE PRINT) in their contract which is full of misleading information
Have it checked by a Lawyer before signing.

they are the worst real state agent i dealt with in my life
for example:
when I rented the unit they gave us ( me and my wife) only one garage key for more than 4 months, we asked them repeatedly
until we got it finally as if they are doing us a favor
as for Living room windows, they were locked on handover and they never gave us the key (and this is for 2.5 years)
the oven was rusty and since day 1 we asked to change it and the answer we received it was professionally cleaned and as long as it works, it will not be changed , well guess what rust is not removed by professional cleaners and oven working does not mean it does not have rust.
we heard a voice of moving animal in the roof and we asked them to send someone to investigate, they never answered until actually for some reason this animal died and make the house smell horrible and we asked to send someone to clean it and remove it and they never came.
and the list can go on for hours,
in brief they are the worst real estate agent.

Don't know what will happen with the house building, but from the experience since the land is settled, no longer expect anything good. Nicheliving is definitely a company you can not trust, or from the people who work for this company, you will know their culture, liars, cheats, impolite... I purchased a land and house package at Willetton with the salesperson, Brad Shirvani. Don't know his name will show or not, this Iranian guy is just a classic salesperson. Before the selling part is done, he was always pushing me to pay the deposit and get the home loan done. After the land is settled, this salesperson never replies to my email. Even before his job is done, he is impolite, probably racist. He never has any patience explaining the building drawing or even telling me the actual address of my house that will be built on. Client liaison person is also irresponsible. Sent me wrong documents with wrong names and address for electricity and gas connections. No replies on my email regarding the building permit and other documents required by the bank. Is Nichliving a ghost company? Never trust what they say. Roughly two weeks, 2-3 days can be over one month. What a terrible first home buying experience.

I am building at stage 1 Willetton.
The sales Sam Ding and Thomas are very good. They always response quickly and helping customer. Unfortunately, Nicheliving is a doggy company . They cannot keep good staffs!! The turn over rate is very high. All the pre-sales and finance people left the company within 2 months time. Don't expect The Sales people will help you throughout the construction.

1. lots of delay throughout the built
Settled the land in Jan 2019. Don't expect to have the key until next year March!
I go to check property every 2 days, Nicheliving won’t do anything unless you push them! Before construction, they didn’t send me the revised floor plan unless keep asking. You will need to spend 2-3 hours sitting in front of computer writing black and white email to them. Yes!! You need to keep record of every communication!! And the client liaison person never pick up your call or call you back after voice message!

2. Payment schedule
6 stages progress payment after deposit. Nicheliving breakdown 5 stages before lockup. You have already paid 85% of all your money for Half of the work done. Then from lock up jump to completion. It took 6 months got to the lock up stage, another 9 months to do the internal renovation.

3. Get rid of their responsibility at the best they can
Before construction, I told the Sales the fridge recess has to be 1000mm. Nicheliving showed me the floor plan with the fridge recess of 1000mm and asked me not to worry. It turns out the opening of the recess is 994mm, the inside is 1000mm. The cabinet is not perpendicular to the wall! My fridge cannot fit in just because of the few mm difference. Nicheliving refuse to fix it. They quote the small wording from one of the document “ Room dimensions are to the brickwork “ . ( they have plaster board on brick wall)
To my understanding, ROOM dimension is refer to the dimensions between brick walls, but not the dimension between the brick and the cabinet! The kitchen cabinet is being put on after the plaster board. The carpenter is not able to take the measurement from the brick. The Cabinet is in the poor workmanship as it is not perpendicular to the wall.

4. Hiding information from Customer.
If you have paid the deposit with Nicheliving, congratulations! You have million opportunities to train up your English reading and writing skills. You have to pay attention to all the small wordings in all the floor plans, terms and contracts. It is always stated as “ As per drawings”, You never knows what exactly you are getting unless you keep asking! If you just expect something look like the display home, you are completely wrong! It is mentioned as “selected design” on floor plan, but it is not the design selected by you, it is selected by builder. They will just give you whatever it is cheaper and available if you don’t ask.

5. Try to rip you off in small things, Prepare for unpredicted expenses
a. I told the sales at the very beginning, we DO NOT want any carpets. OK, we will install our floor after handover. Carpets is removed on 1st floor on the floor plan drawing. Mid July 2019, we received a “stair case details” , read through the small words, last 3 steps are carpets, others are wooden steps. Nicheliving ask for over $1000 to covert the 3 steps of carpet to wooden stairs. They didn’t give me the stairs details until after 7 months the land is settled. They even cannot provide a reason why this cost was not disclosed earlier, before the land is settled! Back and forth 2 months gone still have no conclusion, I gave up and pay the money. They know you want to move in asap, they just keep delaying until you give up.

b. Uneven floor on 1st level. Our flooring guy did site inspection, he said the surface on the 1st floor is very uneven and rough! He has never seen it that bad! It is impossible to lay the hard timber floor on that rough surface. It will require extra work to prepare the floor which will cost up to thousand dollars! Nicheliving didn’t disclose the floor condition at the beginning of the construction. I have raised the flooring issue since the second storey was installed but just get ignored.
Finally they agree to pay half for floor preparation to settle the angry customer ($8xx). I think it was the end, but I was too nave. The levelling work was rough, even the slab downstairs is unlevel with humps and dips. Nicheliving said they will send someone to fix it. The worker didn’t show up for 3 times and didn’t let you know until I was there waiting for them. It ends up I have to pay extra $5xx to find another guy to fix the floor level issue .

6. Design just changed without discuss, just send you document to sign
Provided picture of external of brownish red brick before sales. Received “brick details” stating yellow cream color brick. Requested to stick with brownish red brick. But still have yellow cream color delivered on site. Causing delay in building. Company is very messy , same mistake keep repeating.

7. Worse communication ever
If you list out 6 questions in point form in email, they will reply you 2 questions only merging in 1 big paragraph. I keep chasing them to confirm the handrail design, I mentioned I want a timber one, after 4-5 emails, the handrail turn out to be a metal one. They even asked me to pay extra to fix it. Nasty and doggy.

From my observation, my guess is Nicheliving could be tight on finical. Towards the end of construction, very minor things just unfinished with no progress for weeks for different team of workers. Eg. 1 wall is not painted, 1 sink not connected, 1 shower screen not installed, 1 cupboard door is not installed etc. But others are all completed. If you are the worker, why will you just leave 1 thing behind and has to return another time to do it? Is Nicheliving delaying to pay the workers?

If you go with Nicheliving, you will take the role of site manager! keep monitoring the progress, keep sending email to rectify things. They will keep you busy and worry.

They didn't even have building permits and had commenced build - massive problems with local council
