I had been renting with this company for 6 years and have nothing but trouble. The property has had maintenance problems from day one. The proper inspections were not carried out prior to my occupation of the property and we had to clean the property upon receipt of the keys. With-in 3 months of moving in we had plumbing issues, Faeses was overflowing from the drains into the pergola area. This was never fixed during the term of our tenancy. A maintenance regime was enacted year 3 of our tenancy as we sought advice from the Tenancy Tribunal. We have had water leaks, burst water pipes, poor hot water due to a very, very old hot water service. Other issues include a crumbling stone wall at the boundary of the property, missing door handles, unstrung clothes line, faulty oven, cracks in walls and floors, leaks in roof, no keys for carport roller door, air conditioner problems, BIR doors not working properly and the list goes on. We have had the agent send people around to the property with no consent and or communication. This company seems to work only for the Landlord and has no regard or time for the tenant.

Stay away from LJ Hooker Christies Beach. Had an old but well maintained property managed by them for about 1.5 years. It was going fine for the first year but then the existing tenant decided to move because they wanted an upgrade. It took LJH approx. 2 months to secure a new tenant and they weren't a quality tenant. I had to agree with the lease as I am bleeding money week after week with the property vacant. The new tenant moved in and rental started coming in and I thought all is well. I then decided to upgrade the window air conditioning in the living room into a split system, which means there was a hole in the wall that needed to be patched. So LJH sourced a quote from a builder that clearly state the they will close up the hole with a brick while I sourced a vendor for the split system. All work was done and I wasn't looking into my statements carefully (BIG MISTAKE!!) Some months later I decided to change to another agency. After the changeover I went over to inspect the property. That's when I found out that the wall repair wasn't done according to the quote. The hole was closed with a metal plate instead of brick. When I looked at the quote vs the amount that I had paid, it turns out I had paid $100 more than the quoted amount!!!. I contacted LJH (by this time no longer managing my property) around end of Jan 2014 and got a reply the next day ( that they have contacted the builder and that the builder will contact me directly. After waiting for over a month, I never received any call from any builder. Contacted LJH again (end of Feb 2014) to get an update/action on this and the reply was the same. The builder was going to contact me, which they never did. Waited again for over a month (end of March 2014) (because the agent went on leave - not sure if this is true) and received a reply asking whether the builder had contacted me. The answer was still a big NO. Waited again for about 2 weeks (mid April 2014) and finally confronted them to take responsibility to get this right instead of simply tossing it over to me to deal with the builder directly (which had never contacted me and I have no contact number of them) Have not received any reply since... I read an advertisement from this LJH (around mid Feb 2014) that they are offering free management fees for the first three months. Don't get sucked in with the free offer.. NOT A GOOD RE AGENT .... STAY AWAY FROM THEM...
