Rented from them, never again. While the landlord was good on repairs etc the agency manager was a very rude and aggressive. Had to go to QCAT eventually. Avoid them. The truth seems to be something that is only there if its convenient.

One week before Christmas my house become not fit to live in due to damage from a storm and my real estate gave my family 3 days to be vacated. I contacted Kaitlyn at Guardian Property Springwood explaining our situation and Kaitlyn went absolutely above and beyond, working hard to help my family get into a new house so that we could still have our Christmas tree and celebrate Christmas with our kids, together in our own home and not only that, she made the whole process very fast and as easy as possible for us. She is by far the kindest agent I have ever met. I will never forget the help she gave our family. I had emailed at least 10 different real estates explaining our situation and how desperate we were and she was the only one who responded to me. When we picked up our new keys, we found that Kaitlyn had bought our kids a little gift each to ensure we kept our Christmas spirit. The lady who I seen to get our keys was super lovely and it was obvious that she also cared alot about the situation we were in. We love our new home and are so happy with our new real estate and how easy they have been to deal with and I couldn't recommend them highly enough!

Would highly recommend to steer wel clear of this crowd. Totally unacceptable customer service never met anyone so rude in my life. If I could have given a no star rating I would. Take forever to get back to you in our case no reply to email no reply to application had to call them to get any response and the most disgustingly rude women I've ever talked to. Shocking how bad there customer service and manners are we are so so glad didn't rent through them after reading multiple bad reviews about the poor people that did rent through them. They should be ashamed of themselves.

Simply the most pathetic company you could entrust your property to. Disgraceful management, Another smoke alarm inspection. 8ish weeks after the last one, 3 weeks after a co2 inspection and 12 weeks after a house inspection. I'm seriously ready to tell Guardian Property & Asset Management (1.7 star rating out of 5 from true local, paints the picture...) to completely p**s off. They have incessantly grovelled at our feet for more than the last year by way of auspost to re-sign a lease. I have always thrown that nonsense in the bin. Recently, they moved that effort from post to email. This comes after the CO2 inspection announcement in which we were only informed by way of email, with an abundant list of other tenants on the list displayed publicly; in an incredibly unprofessional display from them from the aforementioned tag, I 'replied all' to this email, stating the incredible lack of intelligence and breach of privacy by listing other tenants' email addresses, of which more tenants agreed it was incredibly unprofessional. Did I receive a response from the agency? No. Yesterday, we receive a sms on our phones: "REMINDER: Smoke Alarm Testing will be on Friday 5th of September. Tradesmen will use Guardians set of keys to enter the Property." A reminder for something we were never informed of. I rang the office back within two minutes of receiving the sms to say (basically, p**s off) and I was met with the standard phone monkey 'we'll get back to you'. That was yesterday. 24 hours later, they got back to me. I was told before 1pm that a management staff would be in contact with me, and that claim, right there is the reason for this post right now. No one got back to me. So, Guardian, I will ring you one minute after your branch supposedly opens as per your trading hour information on your website tomorrow. If I am afforded the gratuity of speaking to an actual person in the duration of that phone call, you will have already exceeded my expectations. However, I factually have a motion sensing IPCam pointed at the front door, and if you decide to 'enter the property', know that it will not end well for you. I will call you first thing tomorrow to make sure that you understand this. A gratuity presented to you beyond your failure of reciprocal communication. Otherwise known as your complete lack of professionalism in calling me back. I could tell you that all calls are recorded... or I couldn't. Don't ever forget that YOU work for ME to secure your clients' income. This place needs to be a place I'm happy to live in if you're to receive your commission. Talk to you tomorrow, Sweetheart. We are renting a house that was originally being managed by Guardian. Thankfully (this week), it has now been taken over by a new Property Services Company.
We recently moved in to a property that was in terrible condition. We reported various things, some of which were extremely dangerous to the lives of our young children (e.g. one of the main fire escape exits was locked shut and we didn't have a key, vertical blinds stuck in semi-open position posing a threat of strangulation, drainage pipes broken and large holes/water pooling on the property...etc.), I chased them about this regularly, but 8 wks later and still nothing has been done. We have had to go to the time and expense of getting some of the repairs done ourselves and when we finally got through to a "manager" (in the loosest of terms), I was confronted with an argumentative representative who was not only defensive in their communication, but also downright rude. [redacted due to personal identifier] is absolutely vile - she cares more about trying to be 'right' than she does about doing her job.
Thank goodness the owner must also have been having issues with Guardian as they have now pulled the property and placed it with a professional property services company.

Guardian Property Services - avoid them like the plague.

Agreed. your so lucky. I hope the owner of the property we rent see these reviews and also pull the pin, we are working out a way to get into contact with the owner to ensure they are aware of the idiotic behavior that is going on, these are peoples lives and they are destroying it all., TAKE YOUR INVESTMENT PROPERTY AND RUN PLEASE.

I would not recommend using Guardian to manage your property. They are disorganised and dishonest. They were supposed to be managing my rental home. They were not doing quarterly property inspections, allowed the gardens to get out of control, would not return phone calls, failed to have repairs to the inside of the house that were caused by tenants done. Every time I phoned to ask questions about the repairs they would tell me that the repairs were under control; they were never done & the tenants left. New tenants moved in to the damaged property. It was the new tenants that told me about the repairs that needed doing. These tenants informed me that Guardian staff hadn't done a house inspection over the past 12 months & I was getting charged to do the inspections. I finally fired Guardian after having E-mail communication with the company. The company had a negative attitude and attempted to blame me for their screw-ups. They forgot that I was the customer and they were supposed to be working for me. I was left with the feeling that they really didn't care about my property, the repairs that still hadn't been done nor what I had to say. In the short time that Guardian had my property I had 4 different people "caring" for my property. The last person that was supposed to be looking after my property had only been with the company a short time & hadn't been made aware of all the issues I was having. She could not find paperwork or communications about my property. She was fired by head office & I know this because she phoned me herself in tears & let me know that she had been fired. She felt like she had been used as a scape-goat by the company for everything that had gone wrong.I have washed my hands of Guardian will never recommend them as a company. Guardian do not lmeasure up to expectations. I have since placed my home into the hands of a fantastic management group who are extremely efficient and caring which has emphasised even more the poor performance of Guardian Property (management -NOT). I would not advise anybody to seek employment with Guardian either especially after hearing how they treat their staff.

me too! soon as i can i hope to inform the owners of the property we rent. what sort of circus is going on. we have had 5 property managers in under a year not to mention a dodgy maintenance man, there is so much wrong its illegal,

My friend rented from this group and the on-line service that they recommended she use to pay her rent stopped taking money out of her account. she had no phone calls, letters or any kind of correspondence from the agent advising her of this, allowing her to go into rental arrears.

They manage rental properties and have a good range of houses to choose from but they are quite expensive and take a very long time to get anything done.

i would have to say 1 of the worse real estates i have ever dealt with, repairs next to never done years for some things to be done and they have NO COMMUNICATION skills at all..Nice houses though i will admit but that's all. As a tenant i wouldn't recommend this agent unless you want to lose all your money

and i cant believe the maintenance man still even is employed, stealing the owners money for repairs that arent getting done. disgusting. I hope our property manager sees these reviews we cant be all wrong.
