The physical inspection of the sub-floor, internal walls & architraves was done using sounding (i.e. a banging stick) & moisture meter. Proof of payment was required before Inspection. Termatrac meter was not used. Photos & report supplied. The suggestion to remove plaster from internal walls was scary. [A second Inspection was sought using an AEPMA P/L accredited inspector with PestCert qualification this time. It included physical inspection and use of a Termatrac meter. Result was that there was No need to remove plaster from walls.]

We used Mr Inspector twice, and found both experiences valuable. Doug was thorough and happy to explain the results of the building inspections. He provided detailed reports, and best of all, offered us ideas and advice about how to manage the issues that were highlighted.

Hi Caz. AEPMA is not affiliated with the VBA and building inspectors are not members of same and this entity is not approved or even recognised by the VBA. Pre-purchase Inspectors doing termite inspections need certificates 3&8 only. Termatrac meters are not a requirement under AS4349.3 which is the standard for timber pest inspections. Termatrac meters are only used (if they have one) when an inspector suspects termites eg hollowness found when timber testing/tapping or suspicious high moisture readings. To use the termatrac property on all internal walls and skirting board would take up to 4-5 hours to complete on a 3 to 4 bedroom home and no one can be present as they operate on movement. The only time an inspection report would recommend moving plaster is if they found evidence of termites which is what is needed if termite damage is found otherwise you may be buying a house with frame damage and never know.
