I used Stanley Samuels for property management for a few years. It was reasonably priced according to the market - around the 8% mark.

I used them to obtain and manage tenants. When first renting out my property they gave me an estimate of what I could charge; I asked them to list it for $30 a week more than what they'd recommended and they grudgingly did so, telling me a cautionary tale of landlords reigning over empty houses when they name pie-in-the-sky weekly rents. We had plenty of applicants and it was tenanted within the week...

I had an issue with a particular property manager as well; turns out the tenant had moved on and sublet the house without the property manager knowing and the rent wasn't being paid. The new tenants weren't discovered until I visited the house with the property manager in tow; we signed up the new tenants but I still had to pay for a residential tenancies hearing that wasn't needed in the end as the former tenant was gone. I believe that property manager no longer works there.

On the good side, they are quite responsive and happy to assist with quotations/providing keys etc.

OK company to deal with, just make sure you keep on top of rent payments/inspections being done on time and thoroughly etc. Maybe do a ride along inspection once a year just to keep an eye on things.

Thank you for taking the time to review your experience with Stanley Samuels, I'm sorry to hear that some things didn't work out as well as you'd hoped. In a situation where we might only see inside the property every 3 months during a routine inspection, a lot can occur in between and it's not always apparent to the Property Manager that one tenant has moved out and another moved in. Sometimes the new tenant takes over the old tenant's furniture and everything looks exactly the same, so if the tenant isn't home during the inspection there really is no way of knowing. With regard to the fee for a Tribunal hearing, this was introduced by the Residential Tenancies Office a few years ago. The fee is charged at the time of lodging an application and is not refundable even if the hearing is subsequently cancelled.
