During construction we went though 4 different site supervisors. No handovers between them and no notes made on issues or conversations. Plenty of issues during construction, one of them being different sets of plans between supervisors and trades. One example is our balcony was tiled instead of decked like we wanted.

After handover, we've had every issue you can possibly think of.
Crooked walls, unpainted walls, cracked walls, cracked render, plumbing issues, flooding issues, doors that don't line up, incorrect doors installed, poor brickwork, poor grouting, broken heaters, etc.

Communication: I've sent on average 8 emails per week over the last 16 months since moving in and I don't even know how many phone calls.

Latest issue is a plumbing one where we apparently concreted a path over a hidden pipe that wasn't exposed and not on any plans and now have to dig up at our own cost because we were supposed to be magically aware of this pipe under the ground. We now have to get DBDRV involved and then VCAT as they are passing the blame on to us.

Very poor experience with this builder. One you move in and request reapairs or maintenance they make a lot of promises but do little to nothing address issues.

We have had 4 different site supervisors so far.

We have a leaking ensuite shower that we haven't been able to use in over a year.

Non compliant brickwork.

Very low quality interior paint work.

Damaged bathroom tiles both cracked and discoloured.

Internal cracks in plaster.

Most every wall is out of alignment. Ie not straight.

And a long list of other defects.

They clearly do not care with regard to section 8.

Avoid AHB at all costs.

I paid about 200,000 to build a 4 bedroom house in Melton using this builder. They claim a warranty of only 12-24 months depending on item and refuse to rectify work due to poor workmanship. I had the fence falling over after one year because it had not been set properly. The tiling work is uneven with tiles popping up in random places. Carpets lifting off as these were not laid properly and screws sticking up at all carpet edges causing potential injury. I had this place tenanted and I was not immediately aware of the matters. Upon contact with AHB they claimed only 12-24 months warranty for the above items in spite of consumer law stating 10 years for building defects. It is absolutely draining due to having to attenpt mediation through the victorian building authorities, perhaps even vcat, all due to poor workmanship. I definitely will not recommend this builder given the very poor quality of their work. I even had my tenant most recently falling over the uneven laid tiles causing her quite serious injury and yet AHB is not taking their faulty work seriously, denying fault. I hope my experience can help others in picking a better suited builder.
