Coral homes took 8 weeks to tell me that they did not want to build on my site. P class soil with high moisture that other builders simply use screw piers. Then, they refused to refund my deposit. Finally, I was given a partial refund.
A complete and unnecessary waste of time and expense.

We had given Coral Homes 5 Stars at the Start (as the head office were FAB) but as we are nearing the end of our build having some minor brickwork and quality issues. (are now fixed). But overall they are a great builder, and the weekly emails and communications were great. Towards the end the minor defects and changes have taken ages! minor paint work and bubbling of paint - For a builder with Awards and 25 year History it beggers belief why a simple paint job and render chip has taken 5 weeks to complete!! since our walk through 6 weeks ago! Fences need fixing after 6 months of emailing CORAL and supervisor! Brocks and site were only just cleaned!
Here is our TRUE story.
Update on this Home Build
12th April 2023
5 weeks on after our walk through and waiting for minor works to be undertaken (it has taken ages) from an award winner that's pretty poor effort. small painting works and coat of paint!

11th April 2023
They are taken there time to finalise small jobs.

We are almost at Handover stage and I may need to downgrade the review from 5 Stars. I hope all the hardwork is not gone to waste.

Our Construction site is not cleaned and colorbond fences damaged during construction (see photos). Been told we may not get these fixed in time and alot of debris around the place yet to be cleaned :)

However Coral Head Office sales team, were great from the start!, as long as you do your due diligence and take the time (Don't make rash decisions and read all the details and inclusions).

First Initial Review: A Great company to get your house built with all our pre-site meetings with head office were a dream to interior stylings, beaumont tiles and clipsal lighting. Their processes during the build were weekly emails and always kept you informed every step of the way. We were happy with the site supervisors after a few false starts. You'll always have imperfections in your build - but as a whole Coral Homes have been a very professional outfit. My fixed quote never changed and honoured all there pricing over the COVID period. We are nearing completion and will update soon.

We have had a few delays towards the end and we are at march 2023, still waiting for handover after 3 weeks after our walk through.... I do hope the site is cleaned, debris removed, ETAs on window fixes and small jobs that a builder of 30 years experience should have!

I am reminded that CORAL HOMES are a reputable home builder you can trust! Lets hope they are customer centric? so far so good, and they have built over 25,000 Australian family homes?

Very disappointed with the overall experience of building with Coral. Dishonest and untrustworthy. Coral struggle to keep staff, we had 4 different supervisors during our 5 month build. We are still waiting on rectifications that were picked up before handover, Coral promised up fix up all issues after handover. After several attempts to rectify we are still waiting for closure. We have been in our property for nearly 3 years now, after regular emails to follow up with them and many broken promises from them we are now being ignored.

Built with Coral Homes 15 years ago and now the ceiling in our home has failed, the glue has failed on the plasterboard in all rooms causing the plasterboard to delaminate from the bottom cords of the trusses, they did not use battens on the ceiling.
We have an engineer and assessor reports stating that the ceiling wasn’t installed to specification with not enough glue used, Coral Homes just stated that our home is outside the warranty period of 6 years 3 month and this is a maintenance issue that we are responsible for, so will take no responsibility.
In our opinion, this issue could have caused serious injury or worse to the occupants living in this home if the ceiling collapsed while people were in the room.

Hi bills 147 - I hope this message finds you! I am due to exchange on a 2002 Coral built home and my building inspection has come back with issues to ALL ceilings. They are al sagging- then I find out no battens used. I would really appreciate if you would share how you managed your ceiling situation. Were you able to claim insurance? Did you have al plasterboard replaced and battens installed to attach it to?

Thanking you in advance,

Kind regards, Jodi Murray

Hi Jodi, thanks for reaching out. From our research Boral had lots of issues with their glue around that time, is the glue a pink colour? No insurance as the insurance claimed the issue was caused by the ceiling not installed to specification, Boral claimed it was installed to specification? Coral refused to take responsibility because it was outside the building insurance period of 6.5 years. The only option left for us was to replace the ceiling at our expense, we replaced the ceiling with batons and to specification with a reputable operator.

Pros:
*Good look and up to code.
*Volume builders can do it cheaper.
Cons:
*Being grateful just for the good look, up to code.
*Admin heavy, too slick & slippery
Learnings:
1.You must get stage inspections.
2.Your site manager does not supervise trades work, think of it more as a site organiser.
3.Really take in point 2 then return to point 1
Biggest surprises:
*Earthworks of course (all builders)
*LOTS of ghosting… don’t call them, they’ll call you.
Alienating customers from the works and work site is part of the volume builders business model, consider that this might be more distressing than bargained for.

I would not recommend Coral Homes. They took my money and led me on for months and then rang up and said "We're not building your home we are to busy, bye". Then took 3 weeks to return my money. No sorry or explanation, just left me in the lurch!

Delayed the construction over 4 months, stating covid as reason a number of times. They used these excuses to commence other work in the pipeline.

Project Manager was not contactable at all. He does not respond to emails and phone requests on time, nearly all the time.

Stated issues with emailing documents for for final signing to further delay handover. Even the banks these days use email signatures.

I would not recommend Coral homes at all.paid $2500 for a soil test .That took 2 months.Paid $14500 deposit and signed a contract. The development approval went past the contract date and they told me it would be extended, but I had to pay additional admin fees. They kept hassling me to put practical completion amount in the jiont account with out giving me the admin extra.I refused and a sales manager rang me a said it would be an extra 14k .I then received a document sign email without a breakdown on the amount. So after being stuffed around for 9months and down 141/2 thousand.I rate this as an even bigger and traumatic Experience than living with my ex wife.I could give them minus ten stars

Wouldn't recommend them to an enemy. Week 30 of our build, outstanding work and issues pages long. Company fails to communicate or attend to the mess. They leave clients paying mortgages and rent, with two lots of utilities in combination for months over the build contract ends. They cannot produce timelines ignore calls and emails and will not finish the 100s of current homes with issues while they take on more and more work, using their job load as an excuse. If they can't finish what they start, don't take on more. Do not build with Coral Homes. You'll forever regret not choosing any other builder.

Extremely low quality builder and I have experienced numerous issues with CORAL Homes. They missed pouring concrete slab for outdoor area. They have located gas bottles in non compliant location and broke NBN glass fiber. They have painted main entry door with wrong color and brand new house came up with new cracks under eve and a few major issues prior maintenance period( less than 7 months old house). This builder is NOT RECOMMENDED AT ALL!
