I can’t recommend Hamley highly enough. Colin was outstanding from start to finish and provided an exceptionally thorough, clear, and professional building and pest report.

The report was genuinely comprehensive: detailed, well-structured, and easy to understand, while still being technically rigorous. It gave me real confidence that nothing was glossed over and that all relevant issues were carefully identified and explained. Colin clearly knows his craft and applies it with care and precision.

On top of the quality of the work, the price point was excellent for the level of detail and expertise delivered. This was real value for money, especially given how critical a proper building and pest inspection is when making such an important decision.

Hamley is our go to provider for all of our building inspection needs. They inspected our current home where we have lived happily now for 7 years with no unexpected surprises. They also helped us avoid purchasing a property that seemed fine at first glance, but turned out to have some major issues; cracked bricks requiring underpinning, rusted garage roof requiring full replacement, water damage, dodgy DIY plumbing, unmaintained roof/gutters, asbestos, etc. Not to mention spotting every one of about 30 notable minor defects, everything from faulty taps to fascia rot.

Great to deal with and very prompt service However... I had concerns about the price being almost twice as much as other companies in the area, the team assured me the services would be worth it. When i received the report i was disappointed as many of the inspections were left with comments claiming a more detailed inspection was not possible as the item in question was obstructed. Paying this much i would expect more than 1.5 hours on site and more effort to move items such as couches or and especially an AC duct to gain roof access rather than just saying, we couldn't see it. The roof space is probably the most critical part to be inspected. Basically i still have no idea of the condition of the main structure of our property but have paid a premium for the service.

Hamley were very easy to deal with and were able to accommodate my report in a timely manner. The report is concise but also summarised effectively and has given me a platform to plan minor repairs for after settlement. Really happy overall and would recommend them to friends and family

It was at short notice and quite a stressful situation at the time. Colin and the entire crew arranged and executed the inspection in the most timely and professional manner. They were patient, understanding and made all the difference in achieving a great outcome.

I found a property I was interested in purchasing, and I have not gone through the process of obtaining a pre-purchase building and pest inspection before. There were some companies attached via the listing on real-estate.com au, and out of the four, I could only find a great amount of reviews for one of them. At my second inspection, I asked the realtor if they could give me any recommendations, they sent me two, neither were any of the ones I had looked at, and only one also had a great amount of reviews - this one was Hamley.

Between the first company and Hamley, I was leaning towards the former as they were cheaper and they listed in detail as to what their inspection would entail on their website. As Hamley did not, I sent them a request via their website, asking for more information. Though I did ask to be contacted by email, I received a callback almost immediately. From the detail they gave me, it was practically on par with the first company, I advised Hamley that this other company was quoting less than half of what they were, could they match it or do better? They advised no, and in their email they included a fact sheet which had links to various registries, affiliations. I found Hamley on almost all of them, the first company on one (and the first company was not listed on the most important - builders registry).

I was still a little hesitant, and my father suggested to ask Hamley for an example report. One email later, they gave me one, some information redacted for privacy, and it was every bit of what they said. I went with Hamley as my option, and it was fantastic. The report, like their example, was detailed, thorough, comprehensive. I especially loved that pictures are taken and included, so it's not long winded report and you're left trying to guess where the problem is visually, because there's a picture included for reference.

It meant that if I went ahead with the property I was more informed as to "what needs to be addressed asap" and "this may be a problem, but it doesn't have to be resolved right away". The only thing I regret is not contacting them sooner, so I could have reviewed the property with the report at an earlier inspection, not day of auction. I will definately be considering them again in future. The only reason I give them 4/5 is, as mentioned, the details of what their inspection entails, should be listed on their website.

Contacting them by email and phone was very easy, and always got back to me quickly. The conversation with the inspector provided perspective to their report, and was critical to make up my mind on next steps for the property I was looking at. Would strongly recommend them and will use them again in the future.

Juliet's report was exactly what I needed to make an informed decision regarding my maximum bid on the relevant property, and to make a prioritised list of the work I need to have done if I am the successful bidder. I was also given the opportunity to speak to Juliet directly after reading the report, which enabled me to gain more insights into the identified defects of the property.

Hamley's B&P report was extremely thorough and picked up many things that I wouldn't have noticed myself. I had a lot of questions after reading the report and they were happy to make time to answer them, even well into the evening. They also went above and beyond by answering my questions even when they were not strictly related to the inspection.
