I recently completed building my second home with LP Warren Homes. Knowing the business from living in Diamond Creek my whole life it was great to be able to enlist a local builder. I must say they are certainly not the cheapest builder going around but I certainly got what i paid for in quality. Both times i have built with them the designs have been specifically designed for my families needs. My second home the site was very difficult for access and they seem to take it in there stride as they completed the build within 12 months from planning to handover. I especially loved the relationship with the office staff and supervisor. We really felt apart of the family. The few items after handover were taken care of swiftly without too much inconvenience and I would be happy to recommend LP Warren Homes.

We had a house built by this company, (if you can call it that), with a 12mth defect period , which we were pleasantly surprised about...till now. It's any wonder they give 12 mths instead of the usual 6 because it takes them THAT long to respond to requests to repair defects, (not fix them, just to respond)...& let me tell you there are plenty of defects. We've been waiting 3 months now for cracks to be fixed in the kitchen (2nd time), the stair-well, & a bedroom. We have windows that are missing rollers so we haven't been able to open the bathroom window for 6 mths because it won't budge, walls buckling around the stairwell, which worries us. Beside the defects, the whole process has been traumatic & stressful. Promises made & not kept, ridiculous 'incidental' charges that no-one can explain, & really shoddy workmanship. When we first met these people, we asked them to explain every last detail to us 'like we were 5", because we'd never built before. They led us to believe that they cleared the block, including any trees, that they supply the (upgraded) septic tank, & a host of other things that were simply lies. We got no help with the design, we had to design it ourselves because they weren't listening, & obviously have no idea about special needs & had no interest in researching it to give us what we were paying them to do. I have 3 sick relatives to care for & this was supposed to be a purpose built home for them. Instead we've ended with a door that opens backwards in one room because of an incorrectly built wardrobe, badly fitted kitchen drawers that used to bang into the fridge when opened, a badly built kitchen in general actually, (they wouldn't let us use our own cabinet maker), no privacy locks on bathrooms (which seems to be standard with most other builders, we've since discovered), & too much to bore you with. But the after sales service is the worst I have ever encountered, & I can safely say that, coming from a service background. When I finally got someone to actually call me, they would make a date for repairs to be executed only to have no-one show, & no common decency to call to say that weren't coming. There were a couple of times that really made my blood boil when I re-arranged medical appointments to accommodate them to have them NOT show up. This mob have ALWAYS known about my situation with sick Mum, Dad & autistic, epileptic brother. So, 3 months is how long I've been waiting for some action, & today I had to call them again only to find out that my email hadn't been read, (since Friday), & then to get an email response saying that someone will call in 7 days to DISCUSS these issues...after 3MONTHS waiting for action, they only see fit to TALK about them, but in 7 days, because they're SO busy. UNBELIEVABLE! Their problem is simple...too many siblings woking together & each one of them wants to be master & no-one wants to be servant & in the meantime the clients paying them hundreds of thousands of dollars get caught in the crossfire that is sibling rivalry. All in all it's been a dreadful, extremely expensive mistake to make & will NEVER, EVER recommend this builder to anyone, but l will tell as many people as possible NOT to commission them for work of any kind. This isn't an average meal at a shoddy restaurant we're talking about, it's the most expensive investment most people make in their lives & they treat us like we're nothing. We have paid this company OVER $620,000 for a very, very badly built house & the WORST service I've ever encountered in my entire life. Unfortunately this story is to long to go into every last detail, but I hope that I can potentially save one person/couple from being ripped off by this mob by sharing what will fit into this space.

Can I please ask how long ago this was? And any other problems you had? We are looking at building with them... So far so good so just curious to know anything more info/detail you can give us...

TO GOLF: our 'defect period' literally expired only 4 weeks ago, & the house is just 14 months old, so our experience is fairly recent. In fact we still have issues some badly fitted windows we've been waiting over 3 months to have resolved. No-one will respond to my emails or phone calls, so I assume this is one we'll never have sorted. if you do decide to go with this company, I strongly suggest you keep an eagle eye on them every step of the way. in hindsight, I should've been on site every week keeping tabs on the site manager (who I doubt had ever built a dog kennel let alone a house). Keep a tape measure & spirit level with you at all times, & when something needs fixing, after speaking with them by phone/ in person MAKE SURE you follow that up immediately with an email so you always have it in writing. DO NOT trust these people! They'll lull you into thinking their 'family' oriented & empathize with you, blah, blah, blah, but they're REALLY dishonest. Finally, beware the egos; this company is run by a bunch of siblings, (5, I think), who bicker ALL the time according to all the tradies contracted by them. All 5 want to be Chief, no one wants to be an Indian, so nothing ever gets done. In fact one sibling, in charge of maintenance, takes off surfing/skiing, every time they fight. Apparently the company was bought out by this family only a few years ago, so the 35-odd years experience is from the original owner...so don't be fooled by that claim. And I definitely wouldn't call them sloping block specialists, as we've subsequently discovered. They really took advantage of me, because of my dire situation with 3 sick family members, & I'll be very honest here; I've NEVER regretted anything in my life, except building with this company.
