I have dealt with some real estate agents over my time. Leah jay would have to be one of the worst. Emma doesn’t know what she is talking about. Emma said something to the tenant and then she says something else to me. I do not recommend them

I couldn't ask for better, Leah Jays team are simply the best.
That is my experience after more than 20 years of service from them. Thanks again to the Leah Jay team, for your continued professionalism and simply being the best.

i am a tenant of leah jay managed by the belmont office,I have found the the property manager very helpful and friendly and nothing was too much a problem for her.i would definateley recommend and use leah jay belmont again,

These are the worst property managers I have ever dealt with as a tenant, have no ethics, and never assisted in rent relief during COVID, whilst my business was shut, all they did was ask for more information and more information, they really think they are the government! Oh sure, they satisfied the landlord, they got him his money at my expense. Their agents are extremely rude and don't care about anything but themselves.

Avoid them like the plague. As someone with lots of experience with agents as both a tenant and investor, they are the worst I've come across.

Unprofessional, lazy, un-contactable. I hope they are cheap for owners!

Wouldn’t recommend due to lack of communication and response from the leasing team. Which sadly resulted in withdrawing our application as we wouldn’t want to deal with a realestate that doesn’t communicate properly.

We recently moved into our new home that is managed by Leah Jay Belmont.

Having dealt with multiple real estates in the past, Leah Jay is the worst of them all! Treating tenants as inferior time-consuming "have-to-deal-withs", i might say.

Any maintenance request has to be announced by filling out forms online, with poor telephone feedback for urgent matters. For example, we have a big bee hive in our front yard, very close to the house. They are super active, and could attack easily. But as the hive is "not attached to the house" (?) , our manager wasn't so fussed on doing something about it.

Apparently there's no possibility for fixing /altering/upgrading the rental property even if offered to pay for the same. Like replacing outdated and poor functional lighting in the main room. It seems to be too much of an effort to contact the owner (for such a minor issue, why bother....)

We never met our property manager, although trying to reach her several times. She must be a busy lady (or is it pure job arrogance?)

We never had any dramas with real estates in the past, and our property managers were (mostly) professional, friendly and helpful. Leah Jay is the first Real painful agency we have to deal with now.

Our first weeks rent had to be payed by money order where fees apply. Rent can only be payed by bpay.

No friendly word. No service. No people skills. Nothing beyond their bureaucracy basics.

Stay away if you can!

Unapproachable bullying intimidation. Owner tried to claim our entire bond but they and the agent refused our requests for final inspection report and quotes to justify claiming our bond. The owner did her own inspection a week after the final inspection and tried to tell us there were issues present ( that weren’t there at final Inspection) She wanted us to pay for a clothes line handle because it was brand new 6 years ago! She had no concept of fair wear and tear and Leah jay did nothing to make that clear to her. Luckily we put our bond claim in first and right up to the day before the 14 day period was up the agents were trying to convince us to make an offer. The next day the rental bond board released our entire bond! Stand your ground keep everything write down dates etc don’t let them bully and intimidate you

As a property owner myself and long-time renter I would have to say my experience with Leah Jay is the worst I have ever so far. Firstly, the property was not cleaned prior to us moving in despite the ingoing condition report sating that it was in an optimal condition. After filling out the report their communication was abysmal - as usual. The property managers are unapproachable and not able to be contacted 90% of the time. Secondly, urgent repairs are not attended to in a timely manner. We had leaking hot water system and broken stove filament for quite some time, before anything was done, despite multiple phone calls/emails. As a renter this is very frustrating, but be careful if you are a property owner as untimely repairs can leave you open to counter claims (not good for either party!). Finally, after the outgoing inspection, Leah Jay attempted to charge me for a second professional carpet clean. I managed to lodge my bond online to protect my bond. My advice to renters that are with Leah Jay make sure you lodge your bond online ASAP after your tenancy agreement ends, to avoid having large amounts taken from your bond without any legal cause. My advice for other property owners out there, please avoid Leah Jay they are poor communicators and do not attend to urgent repairs leaving you open to counter claims.
