DESIGN
Design starts in the form of concept drawing. I like to start the concept plans with a floor plan that suits your block. I obtain all the required information through a site visit where we discuss what you like, what you don't like and what you plan to use the new space for.
While we are doing this, I take any required measurements to assist in the concept plans. I check measure the boundaries, neighbours' dwellings, land height or anything else that may become relevant to suit local building requirements.
With these measurements, I like to work toward creating floor plans and elevations to help you visualize the design. I also create 3d images where required as sometimes people just cannot understand 2d if they are not used to it.
DRAFTING
After we have moulded the plans into something you really love we then move onto the drafting stage. We use some of the information already obtained from the design to compile the documents that we will require to build.
This can come in the form of
1. Soil reports
2. Land surveys
3. Structural engineering
4. Bush fire assessments
5. Specialist reports i.e. Arborist reports
All the above documents become part of our building permit documents that must be gathered to obtain a building permit or planning permit.
ENGINEERING
Most engineering works in the building industry are carried out by structural engineers and storm water engineers. Mark O'Dea Design And Drafting will liaise with these professionals on your behalf to ensure their work is designed with a cost-effective approach in mind and also in a way that makes it simple to assemble onsite, which saves time in design and onsite during the build.
These documents are also integrated into the building permit documents which we use to obtain the building permit on your behalf.
PERMITS
The dreaded building permit. This process need not be an arduous task, with the correct planning and documentation this comes down to supplying the relevant surveyor with the information he requires to release a building permit for your build. Once we obtain all the information required we deal directly with the surveyor on your behalf to save you the hassle.
If it is a planning permit you are after we use most of the items detailed in the design section above to obtain this as planning deals with actual physical mass of how the dwelling will look in your neighbourhood rather than how it is constructed. Once again, we can do all of this for you.
BUILDING
So, you made it through the documentation, well done! Now it’s time to choose a builder.
Your options for this would be to choose a registered builder with the VBA or become an owner builder through the VBA yourself. Either way we can assist.
We do this by either putting your project out to tender on your behalf or arranging your application to become an owner build and then assisting in arranging all the relevant trades for you.
