Changed agencies following a great property manager. She lasted months and then I realised my mistake. The agency failed to follow instructions for a 6 month lease during covid and committing me to a 12 month lease on a low rate, failing to advise me that I can be reimbursed money for water rates from tenants, sending tradesman out without my approval for no reason, failing to compare market property rates and advising me always to take a low rental return. I was always questioning what they were doing and arguing why they did what they did. If you have a property to rent, go elsewhere. I have now engaged CSREALESTATE ( https://csrealestate.com.au) who is knowledgeable and guided me to increase the rental return by 20% and I was able to be reimbursed for the water usage. Waterman and especially the Director, Kelly have cost me so much over the last few years and this is on top of Covid.
