Wow Burbank, what can I say.. very special company I TRUST!! This company. Fixed site costs a bonus as well (not many do that) 3 other people I work with in my company on floor happy happy.. across Cranbourne area and Point Cook. Add at least 4/5 others in our area of paradise in Atherstone Estate - Master Planned Community. Strathtulloch to be, Melton South and the work, build quality in great, incredible even, so smooth, sure always comestic things but no stress, patience is the key. No independent building inspector need for my SS. He all over everything. Cant believe some of complaints here, don't need engineering degrees read your contract, or get independent solicitor given probably biggest decision in your life. Funds wise. understand what you signing, most of these people whinging here at fault.. elevation plans not always to scale. What was your metres on scaled drawing plans for windows. Read your PCI. Ask questions. People complain when bad experience, well let me tell you if you build out West in beautiful masterplanned community with major worldwide developer in Lend Lease eases a lot of pressure. Not builders fault if your developer moves goals posts.. my brickwork is A1. Same with slab, framing, roof tiles what I can see, flooring and plastering/painting etc. My SS said look brickie might take bit longer but miles and months ahead of schedule for handover maybe Sept, products been discontinued not builders fault either, it takes many hands externally to bring it all together. I could see the brickie really cared, watching him even as he placed brick.. your file moves thru process from sales, contract signing to construction team so that why different names, after sales they don't need to be in picture, and each and every one give me email updates fortnightly and SS only phone call away and normally rings me late in week each fortnight, no need to hassle him.. the step by step MY place Burbank site shows everything, dates of completion and user friendly site, photo updates and SS happy to meet on site on couple days notice.

Great job as an aside all builders you only hear mainly bad reviews but this company integrity is completely intact, and I happy to shout from rooftops and there workmanship in our area first class, neighbours I meet very happy too with high quality materials given I done some upgrades as well, PCI fully itemised with costings, same the electrical contracts after formal Edge day appointment. I just rolled up at Edge 3 times on weekends before your formal appointments as I had done rough colour pallet ideas for bricks/tiles/guttering and carpet and door.

The friendly team in colours and electrical will work with you on appointment day.

I even done some electrical mapping on draft plan where I wanted LED lights and pinpointed power points, use tools and create you own ideas, google is your friend to learn whole process as suppliers you can look at products on there company websites too..

work with them and they certainly work with you.. anyway contract date was 6 Jan 2018. As contract is standard as per building industry and handover along with many others out west will be 4 months early.. not there fault my land was delayed. Cheers Burbank you are good people.

As an update, seems a person whinging and making things up reading posts now, and commenting on clients posts. Not good.

Burbank, people in West having no major issues and strong stars here. I wouldn't take his comments seriously, grain of salt and seems quite rude, using word of mouth just posting on anything.. he has 10% trust so says it all on these sites...

happy to put my face and stand behind my dealings.. . seems it a shame people do that on really reputable sites like this and flying by seat of his pants with no understanding what so ever.. its a shame for that person, keep up your wonderful work, I had dealings with your company some 15 years ago too in previous position for a period and clients I dealt with even then mentioned how nice a family business you were and quality of work, competive prices.. and had kept you in mind since then. one of 2 builders only I would of used in whole industry. I stand by everything I say and I know I made right decision to run with you guys and I THANK YOU!!!

We are having horrible experience dealing with CRO, Ops manager and don't even know where has sales consultant disappeared after getting paid. We chose Scarlet 2700 plan of Burbank. During our visit to Display home with sales consultant it was discussed and decided that our family and meals room Windows would be same as display home. Plan was drawn up and was given to us for signing. We not being from engineering background could not understand drawings but thought drawings would be as per our specifications but were shocked when we saw the windows installed at our house were different. I took it up with all the concerned people and their response was that since we have signed it so we are responsible for the error. My question is - why can't Burbank own upto their mistake too for wrong drawings and try to resolve the problem mutually.
Worse is CRO, Ops mamager and sales consultant are not even courteous enough to answer my phone call or reply to email. They have been ignoring the issue as they know that down the line company is at fault too.
My advise to people do not trust these people, make sure you have every little thing documented and check your drawings thoroughly don't rely on these [redacted] people.

I have signed contract with the company some time June last year. The sales person was very good and detailed. Then comes the delay December I was asked to clear the site for building. The site supervisor told me not to call him as he was on top of things by several steps. I told him my concerns.
After the site was prepared he told me my site is 400 mm lower than the neighbors. He has been there with the company only for few months. I boil it down to inexperience. It looks like the company changes staff very quickly.
I was introduced to a CRO who replaced the former CRO so I had a talk with her about my concerns but she only knows little things. Easily she would pass it on to the site manager who does not want my calls.
It will take 6-8 weeks to do the plan again, very sloooow . The project manager only got note of it after we raised the issue for 3 weeks. What builder would make a mistake like that!
So far no house and I am paying mortgage for the land since December.
Meanwhile the water is being pilfered by other builders in the area due to construction delay.

“We experienced nothing but grief and betrayal from this unprofessional and untrustworthy builder”

We decided to go with Burbank and build their Indigo 3600 (Now Hawthorn 333) around Oct 2016. Soon after our decision we received a confirmation from our sales agent that this house will fit on our block of land and even showed us the siting plan. After this confirmation and believing that Burbank has done their due diligence, we started to work on the options and upgrades for our first dream home and spent extensive effort and time at their ED GE studio preparing for the colour appointment. During this time, our home order was forwarded to their head office and we gave a go ahead to further processing in Jan 2017. Did not hear anything from them for the next 3 months and after repeated follow ups and frustrated phone calls got an update. Shortly after that in early April, we received a SHOCKING email from Burbank informing us that the house we decided to build will not fit on our block of land due to land developer's restrictions. Burbank MUST have checked these restrictions before confirming the siting plan to us in Oct 2016 which they have clearly overlooked. Not only that, without informing or checking with us first, they sent us a modified house plan drawing. They said this revised plan will comply with the developer's restrictions and cost for this change is $12000 which we now have to pay if we need to proceed further. This is totally unacceptable as they wasted our time and efforts and moreover asking more money.

Now after this disheartening experience, when we asked about stepping down to a smaller house (Ashwood 298) half heartedly, we were given another blow. The sales agent told us that if we decide to go to the smaller house, the base price of that house will be as per the current price and will not be as per the price at the time when we paid our initial deposit. Guess what??? The base price of this house has gone up. Adding to that, sales agent also told us that we will not be able to use the same promotion offers on this smaller house and guess what again???? We have to pay more now to get the same options and upgrades we wanted.

After a lot of to and fro emails, we decide to walk away from this UNPROFESSIONAL AND UNTRUSTWORTHY builder. This is the time we asked for a refund and guess what again??? Another bloody SHOCK!!! We received only a fraction of our initial deposit… They did not do a full refund because now they claim to have spent their time and effort on our house. STRESSING AGAIN, It was NOT our fault and we did NOT ask them to provide us a modified drawing plan. We experienced nothing but grief and betrayal. They wasted our time, effort and our money too. Right now we just feel like we were cheated, bullied and stolen!

Sales guy was ok from the start very friendly and seemed like he was sincere in helping us build our dream home. Turned out hiring burbank was a mistake. I signed the contract November last year, building permit was only secured march this year. And until now slab hasn't been laid. No use emailing/calling CRO and the building mananger, they will didn't answer!!! It's frustrating! So many builder to choose from out there and you end up with the worst. Their CRO and build manager don't even have mobile phones published in their contacts. My broker have emailed twice to confirm first invoice but no answer. Bank loan will already expire since no activity for 6months. I want to change builder but I already paid hefty deposit and from reading the comments here, i'm not sure now what to do. I might not get any of the money i already put in. I've been reading where to complain and it seems i need to go to VCAT. I feel so helpless when dealing with Burbank people, it feels like I am at their mercy. I need help.

The most disgraceful building company I have ever dealt with. Please listen to me, I have owner built, used volume builders and small builders, by far, Burbank is the worst experience I have ever encountered. I paid deposits for two units in Heathmont, Victoria back in August 2016 and am still waiting for all of the information contractually promised. That is now nine months ago. There is no customer service, the arrogance of the sales consultant at Wantirna is palpable. Invest your money elsewhere readers.

I met with a lovely sales person last week & she showed us a house that suited our needs & the price was around our budget. She was going to get some fixed pricing for us & advised our quote was valid for 7 days. Then late yesterday I get a call saying I have to pay $1500 non refundable deposit by midnight or I lose the promotion & the 7 days will not be honoured. I wouldn't be pressure sold & just saw their new 'Going out of business' promotion. How do they think you can build a home when they give you nothing compared to the opposition. I will continue looking but not bother going into Burbank. They seem to be very dodgy!!!!

Before I agreed to build with Burbank, I took time to read through some reviews, and I noticed there was more negative experiences than positive. But I thought I would give them the benefit of the doubt. But as you can see, I am in the position on telling you my bad experience.

I dealt with a great sales consultant ([name removed]), that looked after me from the start to the end, and always tried to save me money from all ends. She is definitely an asset to this company. Unfortunately, it went down hill from there. Throughout my communication with customer service, I have had my Client Relation Officer change 3 times, and 2 Supervisors during the process. So what was agreed with one, was never forwarded to the new employee. It was a nightmare of an experience, as some of them would never get back to you, and you would have to chase up everything more than once.

Burbank's workmanship was poor from top to bottom. It didn't help that I ended up with a useless supervisor ([name removed]), that didn't give two rats about how my building progress was going. His plan was to move on from his position, and all promises were broken. And even though I had written proof and photo's of damages that happened during the building process, Burbank decided not to replace, but repair the problem. My family sliding door came crashing down onto the concrete slab, and was suppose to be replaced as promised but never did. They only replaced the handle of the door, by switching it with my laundry door handle. I thought that was a shifty move.

Just when the building process was in place, I was notified that some of my choices got discontinued, like tap ware. They had up to a year to get all this ordered, and instead they show me replacements, that I had to go by. Then I find out Masters were the suppliers of the original choice, and was not discontinued, they just decided not to deal with them anymore.

My brickwork was below average, with inconsistent gaps between each brick throughout the house. There were also blowouts throughout the whole house. Luckily, I organised a Private Inspector, and reported major parts of the house to be re-bricked. Even so, the rest of the brickwork was not good. The quality looked like it was suppose to be rendered on top. You choose upgrade bricks and pay extra for mortar upgrade, and the result is shocking. The internal walls and paint was another problem. I felt like they gave there jobs to amateurs, to save money. There was dents and holes throughout the house, with visible hairline cracks in the months time. I find out through my inspector, that I had missing insulation in ceiling and some walls. Ceiling ones were replaced, but wall ones would be too hard to rectify. Most cabinets and handles had scratches, which I am stuck with.

When my settlement date was notified, I find out that my oven was never installed, because it was never ordered. So I was without an oven for 2 weeks. I chose an upgrade tile for my laundry, but they ended up tiling the standard ones. I decided to keep them, to not create further damages. I also had 2 cracks in my bath tub that I have never used, that I was accused of doing. After all these issues, I ended up reporting them to the Victorian Building Authority (VBA). This got their attention, as they visited the house with the ACCC and the builder, to see the problems in person.

I've now been in my home for 7 months now, and just when I thought everything was all good, my neighbour starts to build there home towards the boundary like mine, and their builder finds that my slab was not controlled at the time, and excess concrete went onto their side, and caused trouble. They began to jack hammer into it to clean it up, but this then could cause my homes integrity. It just shows that even though they have been in the business for over 30 years, they haven't really learnt anything to improve their company.

I just want to give you future home buyers some tips. Do not get fooled into their 30 year warranty as I did, because lets face it, we don't know how long they will be around. Secondly, if you do, make sure you book your own Private Building Inspector for all 4 stages, as their inspector will look after Burbank's needs, not yours. I have a contact if you are interested to book someone, he is very reliable. Lastly, never pay your final account until everything is fixed. I mistakenly did, and they took advantage of that. There are 2 nearby neighbours who have built with Burbank, and they also went through a bad experience with them.

In conclusion, I have had the most stressful experience, and could not think to build again, period! I can not think of any part of the process to be enjoyable. Better off to find a decent place that you can renovate.

What was the end result with the VBA, and did you say you also contacted the ACCC, we are in a similar situation and its time we went to all the governing bodies and start to bring their house down.

It's a pain isn't it!
The end result wasn't 100%, but I still got most of the issues rectified. When I filed the report, both VBA and ACCC come along together, including your site supervisor.

You do need to fill in a lengthy report with images of the issues, so you need to be patient.

I am still at the planning stage with Burbank. I designed my floor plan with my sales consultant who is great.
It took 4 weeks to receive my first draft. I fixed the first draft with my sales consultant and after 3 weeks since then the draft is missing. The [redacted due to personal identifier] has asked my consultant to reopen the task and I don't know how many more weeks it will take to receive my 2nd draft. A week ago I went to Edge studio and gave them in writing about this. No one has contacted me since then. I haven't received even the first elevations yet. The pricing has been done without the draft. I don't know how it has been priced? I don't know when Burbank will start the construction and when it will be complete? I think it's getting too late according to my plans.

I would not recommend this company. 13 months later and we just got into our unfinished home. Water leaking from the roof in the main bathroom and alfresco. Land cut not to plans, forgot to install waste in alfresco, kitchen not to plans, floor slab out of level, door locks all Broken, after bringing this up so many times we are yet to have things fixed.....I don't recomend the company at all..
