Best Chai lattes in the centre! I always ask for them with soy milk- makes them extra yummy! All the food looks delicious although I haven't actually eaten anything from here!
Service is generally quite good and they have a kids play area which comes in handy.
They always close early though which bugs me! But I guess up this end of the centre is not as busy.

Quality of the food here is fantastic. The rolls and wraps are made fresh everyday in the morning.
I can't vouch for the cakes and slices offered however as they are sourced externally.
They chai lattes are delicious here and I would recommend them with soy milk to make them extra yummy! Also great coffee and smoothies!

Delicious natural yoghurt. Very yummy and free of all the nasties. They offer lots of different toppings here too. It can be a little on the expensive side but you always pay extra for quality. They now also offer smoothies and different salads including pasta salads.
Usually very quiet and not many customers.

Grill'd at Southland is always busy and bustling so make sure you have enough time to wait before ordering. It usually takes a good 15-20 minutes for your burger to be ready. In saying that though it is worth the wait and I have not had a bad burger yet! The chicken burgers are especially delicious. They also offer salads which I have not yet tried. It can get a little expensive if you order chips and drinks too so I usually just stick to the burger. Friendly staff

Tasti D.Lite was conveniently located in the Street at Southland opposite McDonalds. I found the store had an odd smell to it, hard to describe, but not pleasant. They had a few different types of soft serve yoghurt that they changed around and plenty of topping to choose from.
They have since closed down and have been replaced by a similar frozen yoghurt shop called 'yo-get-it'. Yo-get-it appears to be doing a lot better and is often quite busy

I find Igloo Zoo to be the best value out of all of the yoghurt bars. It isn't self serve though which can be a positive or a negative. I find it good as it stops me from buying as much as it's portion controlled! They have great toppings including halva, lychees, strawberries and kiwi. I love the pomegranate yoghurt and the original.
Often busy so you may have to line up for a while before being served

This is my favourite frozen yoghurt place. They have such a large variety of toppings and it's all self serve. I love the Chai yoghurt with caramel and bananas. The toppings and yoghurts are both self serve which means you can get exactly the amount you are after. It does however get expensive so limit yourself to a small cup don't go a large!

Yo-get-it is a unique concept with help yourself soft serve frozen yoghurt. They vary their flavours all the time which keeps it interesting and refreshing. They also have plenty of toppings for your yoghurt including fruit, chocolate and lollies. You then have the opportunity to guess the weight and if you guess it correctly you get it for free!
It gets expensive so limit the yoghurt to a small portion.

This sushi bar is fantastically located right opposite Sandringham station! It also has great opening hours which helps heaps! (unlike Zipang in Hampton)
There is also heaps of varieties of rolls to choose from plus bento boxes and meals as well!
The tofu is really yummy to have as an entrée, followed by a few fresh rolls! Really delicious and good value

very friendly staff here. It is family run and they're always up for a chat.
Lovely coffee, probably the best around this area! Can't go past a strong skinny mocha from here! They also have delicious looking rolls and focaccias, although I have never tried them !
